Our team attended a property to carry out a track and trace leak investigation after water was found escaping into the garage floor area. The client suspected a hidden leak within the property’s plumbing system.

Visit 1 – Leak Investigation

During the initial visit, we conducted a comprehensive leak investigation using specialist detection equipment.

  • Used thermal imaging and a listening device to locate the leak
  • Identified the source beneath floor tiles in the kitchen area next to the island

The leak was confirmed to be under the tiled floor, which allowed us to plan the next stage of the repair.

(The client had already paid for the investigation visit.)

Visit 2 – Leak Repair (06/02/2026)

We returned to the site to carry out repairs to the water mains pipework.

  • Removed 3 floor tiles to access the affected area
  • Isolated the water supply
  • Carefully broke out the cement floor while protecting the underfloor heating system
  • Located a fractured black poly pipe caused by debris
  • Removed the damaged section and completed the repair

After completing the repair, we zoned the area and left it to dry out before further reinstatement work.

Visit 3 – Preparation for Reinstatement (04/02/2026)

We attended the site to prepare the area for reinstatement and tiling.

  • Carefully broke out additional concrete around underfloor heating cables to prevent further damage
  • Protected the pipework and backfilled the excavation
  • Prepared the floor area ready for new tiles supplied by the client

Visit 4 – Reinstatement and Floor Repair (28/02/2026)

The final visit involved restoring the floor and repairing the underfloor heating system.

  • Isolated electrics, once heating cables were traced
  • A specialist engineer repaired the damaged underfloor heating cable by soldering
  • Tested the system and verified results using thermal imaging
  • Re-tiled and grouted the floor
  • Left the area clean, tidy, and ready for use
